How much does patio cleaning cost?
Honest 2026 UK price guide from a specialist patio cleaner working across Thame, Oxfordshire and the surrounding villages. Most patios fall between £225 and £545 — this article explains exactly what changes the price.
Minimum charge
£225Small courtyards, paths, steps and compact patios up to around 15m². Covers a full half-day visit including biocide post-treatment.
Small patio (semi-detached)
£285–£325A typical rear seating area or terrace on a semi or small detached — around 20–35m² of Indian sandstone, porcelain or block.
4-bed detached patio
£385–£485Full family-home patio, around 40–65m², usually with steps or a raised section. Includes post-treatment to slow regrowth.
Patio + 2-car driveway combined
from £545Booking patio and driveway together in one visit is normally cheaper than two separate jobs — a full 4-bed detached in a single day.
Large patio / paved garden
£585+Extensive terraces (75m²+), pool surrounds or paved gardens. Priced on site after a quick look at stone type and access.
What changes the price
Size and layout
Square metres are the starting point, but layout matters just as much — lots of small steps, planters and awkward corners take longer than the same area of open patio.
Stone type
Indian sandstone, porcelain, limestone, block paving and natural York stone all clean differently. Porcelain and limestone need a gentler touch; block paving usually needs re-sanding after.
How dirty it is
A patio cleaned every 2–3 years is much quicker than one that's had a decade of algae and lichen. Heavy black spot on sandstone needs a specific treatment on top of the wash.
Access and water
We bring our own water tank, so no outside tap is fine. A long carry from the van, locked side gates or split-level gardens add time and factor into the quote.
Post-treatment
Every quote includes a biocide post-treatment that keeps the patio looking clean for longer. It's not an upsell — it's how the finish lasts.

Will it damage my patio?
Not when it's done properly. We adjust the pressure and technique to the stone — soft washing for delicate surfaces like limestone and porcelain, and higher pressure on hardier block paving and concrete.
