Black spot, algae & lichen

What is black spot, and why does it come back?

Black spot is a lichen that roots into the pores of the stone, not a stain sitting on top of it. That is why jet washing alone never keeps it away. Every patio we clean gets a specialist biocide post-treatment that kills the organism at the root and keeps working for weeks after we leave.

Those stubborn dark dots that will not budge with a jet wash. Black spot is a lichen that roots into the pores of the stone, so pressure alone only shaves the top off it. It needs a dwell-time biocide to kill the organism at the root — after which it fades over the following weeks rather than disappearing in an afternoon.

Algae & green film

The slippery green layer on north-facing and shaded patios. Algae feeds on moisture and shade, which is why it returns fastest under trees and beside fences. It washes off readily, but without a post-treatment it is back within a season.

Moss & weeds in joints

Moss holds water against the stone and lifts jointing over time. We clear the joints during the wash, and where the sand or pointing has gone we quote re-sanding or re-pointing separately so you only pay for what is actually needed.

Why biocide, not bleach

Household bleach whitens staining for a few weeks and then it returns, because nothing has been killed. A professional biocide is applied after cleaning, left to dwell, and continues working long after we leave. That post-treatment is included in every patio price on this page.

Will pressure washing damage my patio?+

Not when it is done properly. We match pressure and chemistry to the stone — sandstone, limestone, porcelain and block paving all need different settings. We never blast slabs or gouge joints.

What is black spot and why does it keep coming back?+

Killing it needs a dwell-time biocide applied after the clean — it then fades over the following weeks and stays away far longer.

Will the cleaning harm my plants, lawn or pets?+

No. Beds and borders are wetted down before we start and rinsed afterwards, and the biocide we use is applied at a controlled dilution to hard surfaces only. Once the patio is dry, it is safe for children and pets.

Do you re-sand block paving joints?+

Yes — re-sanding and re-pointing are available as priced add-ons. Fresh kiln-dried sand is brushed and vibrated into the joints to lock the blocks and keep weeds down. It is quoted separately so you only pay for what you actually want done.

Can you seal the patio afterwards?+

Yes — sealing is an optional add-on. It slows re-growth of algae, deepens the colour and makes the next clean easier. We only seal once the stone is fully dry, usually on a return visit.

How long does a patio take?+

Most domestic patios are cleaned in a single day, including post-treatment. Larger patios or combined patio + driveway jobs can run into a second day.

How soon can you come out?+

We usually reply with a fixed price within one working day of receiving your photos, and most patios are booked in within one to three weeks depending on the season. Spring and early summer are the busiest, so book ahead if you have a date in mind.

How often should I have my patio cleaned?+

Do I need to be home?+
