Exterior cleaning is genuinely hard to price from a list — a sandstone patio behind a cottage is a different job to a large block-paved driveway on a detached home. What we can do is share honest guide prices from recent work, then give you a firm fixed quote once we've seen a few photos.

Gutters, fascias & smaller jobs
Gutter clearance, fascia and soffit cleaning and one-off pressure washing jobs are quoted on a per-property basis. Send a few photos and we'll come back with a fixed price the same day.

How pricing works
What changes the price
- Size and layout. Square metres are the starting point, but awkward shapes, steps and edging all add time.
- Surface. Sandstone, limestone, porcelain, block paving and concrete each need different methods and cleaners.
- Condition. A patio cleaned every couple of years is quicker than one that's been left for a decade.
- Access and water. Long hose runs, no outside tap or restricted access can affect the price.
- Extras. Joint re-sanding and sealing are optional add-ons priced separately.

How does your pricing work?+
We quote a fixed price from a few photos and a couple of measurements before any work starts. No hourly rates, no vague estimates — what we quote is what you pay.
Is there a minimum charge?+
Yes — our minimum charge is £225, which covers small courtyards, paths, steps and compact areas.
What changes the price of a job?+
Size and layout, the surface itself, its current condition, and access to water all affect the price. Optional extras like joint re-sanding and sealing are priced separately.
Are your quotes fixed, or can the price change on the day?+
Every quote is fixed before we start. The only time a price would change is if the job turns out to be genuinely different from what was described or shown in photos — and we'd always agree that with you first.
Do you offer re-sanding and sealing as add-ons?+
Yes. Joint re-sanding and sealing are optional add-ons priced separately from the core clean, so you only pay for what you need.
