How Much Does Professional Gutter Cleaning Cost?
If you're wondering how much professional gutter cleaning costs, the answer mainly comes down to the size and type of your property.
At Power Wash Pro, I keep the pricing simple. For a standard property, my current gutter cleaning prices are:
| Property | Price |
|---|---|
| 2–3 bedroom terrace or semi | £105 |
| 3-bedroom semi-detached | £110 |
| 4-bedroom detached | £140 |
| 5-bedroom detached | £160 |
| Larger or unusual properties | Price on application |
Those prices are for a proper Gutter Cleaning Service carried out by me personally, rather than somebody simply going up a ladder and chucking out whatever they can reach.
What does professional gutter cleaning include?
When I clean gutters, the service includes:
- A simple booking process
- Arrival at the agreed time — for me, on time means five minutes early
- A full vacuum of all the gutters
- Unblocking of all downpipes
- An airflow test to make sure the system is working properly
- Proof photos at the end showing the gutters are clear
Those last photos are important. You can actually see that the gutters have been cleared properly.
You don't need to be at home either. As long as I've got the access I need, I can complete the work and send the photos over when I'm finished.
Why can some gutter cleaning jobs cost more?
Most properties fit into the standard pricing above, but some are more complicated.
Conservatories can make rear gutters more difficult to access. Three-storey properties, tight alleyways and other access problems can also change what's involved. (You can see how that plays out on a concrete gutter above a conservatory in Thame.)
Larger or unusual properties are therefore priced individually rather than trying to squeeze every house into the same price.
Is cheap gutter cleaning worth it?
There's always somebody willing to clean gutters cheaply, especially in autumn time, look at social media and you'll see a lot of cheap looking options. But something always has to give!
That might be communication. They might not turn up when they said they would. They may rely on ladders, which creates additional risk for them and your property.
More importantly, a cheap gutter clear may not include checking and unblocking the downpipes, testing the system afterwards or giving you proper proof photos.
For me, those things are part of the job.
You should be able to book the work easily, know when I'm turning up and have peace of mind afterwards that the whole system has actually been cleared.
Can I clean my gutters myself?
I don't recommend it.
DIY gutter cleaning usually means working from a ladder at height, and that can be extremely dangerous. Saving the cost of a professional gutter clean simply isn't worth taking that risk.
It's also easy to clear the obvious debris while missing a blocked downpipe or another part of the system.
How often should gutters be professionally cleaned?
For the majority of properties I work on locally, once a year is about right.
The exact time of year isn't critical, although autumn is ideal for many homes.
There are exceptions.
If you've got large trees overhanging the property, the gutters may need clearing more regularly. Pine trees are a particularly good example. Pine needles can fill gutters surprisingly quickly, and I've seen properties where they can cause problems every few months.
At the other end of the scale, there are some properties where cleaning every two years is enough, although that's less common.
The right frequency really depends on the property and what's around it.
Gutter cleaning is basic home maintenance — but it needs doing properly
Gutter cleaning isn't just a quick run up a ladder once there's a visible problem.
It's essential maintenance for your home, and for most properties it should be done at least once a year.
The important thing is that it's done properly. All the gutters need clearing, the downpipes need checking, the system needs testing and you shouldn't be left wondering whether bits have been missed.
That's also what customers tend to value most about the service: good communication, simplicity, quality of work and, over and over again, the proof photos that show the job has been completed properly.
