Soft washing vs pressure washing render: which is safe?
The direct answer: soft washing, always, for K-Rend, silicone and monocouche render. High-pressure jet washing can crack, strip and force water behind render — a mistake that's expensive to put right. Every render clean we carry out across Oxfordshire & Bucks is a soft wash.
Render looks like a hard, tough surface, but modern thin-coat systems like K-Rend and silicone render are applied in a layer only a few millimetres thick over insulation and a wall structure behind. A high-pressure jet — the kind fine for concrete or block paving — can blast straight through that colour coat, crack the render, or drive water behind it and into the wall build-up, where it's very hard to dry out again.
Soft washing works completely differently. We apply a biocide-based cleaning solution at low pressure — similar to a garden hose — that's designed to kill algae, mould, lichen and organic staining on contact. The dirt and growth lift away as the solution does its job, then we rinse down gently. No scrubbing, no blasting, no risk to the substrate.
Most render "staining" people want removed is exactly the kind of organic growth soft washing is built for — green streaking under downpipes, black mould in shaded corners, general grey algae film across a north wall. It's rarely ingrained dirt that needs mechanical force; it's living growth that needs killing.
